Below is a listing of our policies currently in effect. Note that we comply with all Federal, State, and municiapl laws and regulations.
Application
When one of our properties is available, we can accept applications for tenancy. We have two avenues for application, the first is using your Zillow account. We don't charge for accepting a Zillow application based on our advertisement on Zillow and their affiliate companies. The following apply to Zillow applications:
- Each adult over the age of 18 yrs who will reside at the property must complete our application.
- Zillow may collect a fee but we do not.
- Submitting an application does not guarantee approval or an offer to rent.
- Due to Federal regulations we can not disclose credit information back to applicants other than the affect on your application approval decision.
We can also accept a completed Denver Metro Rentals application. The following items apply:
- Each adult over the age of 18 yrs who will reside at the property must complete our application.
- Each applicant must remit a $35 non-refundable application fee.
- Submitting an application and fee does not guarantee approval or an offer to rent.
- Due to Federal regulations we can not disclose credit information back to applicants other than the affect on your application approval decision.

Pets
Typically pets are not allowed*. We can grant an exception however. If we do grant an exception, the following apply:
- One (1) medium or small size dog.
- Non-aggressive breed.
- No cats.
- $200 non-refundable deposit plus $20/mo pet fees.
*We comply with all Federal, State, and municipal laws and regulations including FHAct and Section 504. However, you must make a FHAct/Section 504 claim in accordance to those laws to avoid application of this policy.
